Our financial target is to deliver a long-term annual net return of 7-9% of which 3-4% will be paid in the form of a dividend.
We are building a portfolio of high yielding residential properties let on long term leases, with rents increasing in line with inflation, to quality tenants including charities and housing associations. Rather than acquire existing portfolios, we will continue to originate investments, dealing directly with Local Authorities, Housing Associations and Charities enabling us to directly add capacity and ensure the quality of the homes delivered.
Walls & Futures REIT plc do not have any involvement with care delivered within the properties, this is managed by care providers approved by local authorities.
Acquire properties on the open market which will be redeveloped and adapted. Homes can be delivered quickly.
Preferred long term option as it enables the provision of homes rather than having to compromise as in the secondary market. Depending on the timescales for delivery we can look at standard and modular design.
2011 – Launch of the Walls & Futures London Growth Fund
The investment focus was to generate a capital return by acquiring, developing and renting residential properties in the London private rented sector (PRS). During the following 5 years the fund went onto build a portfolio in South West London which generated an un-leveraged, compounded net return of 7% per annum. The fund provided an indirect way for Hight Net Worth and SIPP/SASS clients to invest in London property.
2016 – Walls & Futures REIT plc formed
Building on its success, the management team and investors elected to restructure the company and the London Growth Fund to create Walls & Futures REIT plc. We raised £1.025m in new equity and were admitted to trading on the NEX Exchange in November 2016 (Ticker: WAFR). The NEX Exchange provided us with a cost effective platform to support future growth, access to capital and liquidity together with the regulatory framework for REIT status.
2017 (May) – First Supported Housing Property
We complete on our first residential investment in the Supported Housing sector. A freehold, detached grade two listed building, in the Cotswold market town of Stroud, for £475,000 which is redeveloped to provide a high quality home and specialist support to six adults with physical & learning disabilities and/or mental health needs. It is let on a 25-year full repairing and insuring lease, with rents adjusted annually in line with inflation (CPI), to one of the UK’s leading care providers who has more than 50 years of experience and expertise in the sector and currently supports more than 2,500 adults nationwide.
2017 (October) – Granted membership to Social Stock Exchange
We complete on our first residential investment in the Supported Housing sector. 2018 (February) – We join MSCI IPD UK Residential Property Index
The index measures unleveraged total returns of directly held standing property investments. As of December 2016, it tracked the performance of 11,201 residential property investments, with a total capital value of £12.1 billion. The index offers, our shareholders and those considering investing, a transparent and meaningful method of comparing our absolute and relative performance with that of the index and our larger peers.
2018 (June) – Named “Impact Company of the Year” at the 2018 NEX Exchange Small Cap Awards
The annual event shines a light on the best companies and participants in the small and micro-cap community (sub-£100m market capitalisation) across ten categories.
